The MPRP is now the main investment route to Malta, and it is the one I calculate most often for families. Below are the figures from the BRIDGES MPRP page as of 7 October 2026. The programme is supervised by the Residency Malta Agency.

What the status gives

  • Permanent residence from the start. Only the card is reissued, not the status.
  • Travel in the Schengen area for up to 90 days in every 180.
  • It does not give the right to work as an employee in other EU countries, and it does not make you a tax resident by itself.

Residency Malta currently does not accept applications from citizens of Russia and Belarus.

The two ways in

PurchaseLease
Housingfrom €375,000, Malta and Gozofrom €14,000 a year
Holding period5 years from the status5 years from the status
Government contribution€37,000€37,000
Administrative fee€60,000€60,000
Donation€2,000€2,000

The administrative fee is paid in two parts: €15,000 within a month of filing and €45,000 within two months of approval in principle.

Asset test

The main applicant shows assets of €500,000, of which €150,000 are financial, or €650,000, of which €75,000 are financial. These assets are held for five years, and their origin is proven in full.

Who can join

  • a spouse or recognised partner;
  • children under 18, unmarried dependent children aged 18 to 29, adult children with a disability;
  • parents and grandparents of both spouses, if dependent and not in full-time employment.

A fee of €7,500 is paid for each dependent adult child, parent and grandparent. There is no fee for the spouse and children under 18.

The process

  1. A preliminary check of nationality, family and source of funds.
  2. Choosing purchase or lease.
  3. Preparing the file: proof of funds, police certificates, translations.
  4. Filing through a licensed agent. The agency does not take documents directly.
  5. Due diligence on the applicant and every adult.
  6. After approval, the purchase or lease and the payments.
  7. Biometrics in Malta and the card.

BRIDGES gives six to eight months in total.

My honest view

Malta is more expensive than its neighbours, but the status is permanent and the family circle is very wide. Over five years renting usually costs less, over ten buying often wins. The fees above come from BRIDGES. Before paying anything I would compare them with the current fee schedule on the Residency Malta site.

Questions and answers

How much does the MPRP cost in total?

Per BRIDGES: property from €375,000 or rent from €14,000 a year, plus a €37,000 government contribution, a €60,000 administrative fee, a €2,000 donation and €7,500 for each dependent adult child, parent or grandparent.

Do I have to live in Malta?

The programme sets no minimum number of days. You keep the property or lease and confirm health insurance each year.

Can parents be included?

Yes. Parents and grandparents of both spouses can be included if they are dependent and not in full-time employment.

Does the MPRP lead to citizenship?

Not automatically. Citizenship by investment no longer exists, so naturalisation is possible only under the general rules.
